Project Overview:

R.W. Murray Co. was selected by Port Royal Pride, LLC to complete construction on a new 127,511 SF commerce center located in Springfield, Virginia, directly backing the I-495 beltway.  The original concept for this development involved a speculative two-building flex warehouse scenario, however, midway through the construction of the first building, a build-to-suit tenant contract was secured for the second building.  Port Royal Building 2 was now to be designed as corporate headquarters to BoatUS, Geico’s specialty insurance branch.  After BoatUS was introduced as the tenant, the shell plans had to be reconfigured in just six weeks.  In order to minimize demolition and prevent rework of crucial shell components, an extensive amount of coordination was requited between the general contractor and the tenant’s corporate design team to incorporate all of the tenant’s needs into the building.

On the exterior, the project design team incorporated a unique architectural detail with the textured liners that cover the face of the building, adding complexity to the concrete tilt-up panels. Steel entrance canopies add interest to the facade and external sunshades are not only aesthetically pleasing but offer an eco-friendly aspect.  Clear aluminum storefront windows are durable, low maintenance and complete the modern design.
