Gatekeeper, a global leader in providing security professionals with cargo, traveler and vehicle validation, and inspection security systems, was a competitively bid, 25,000 SF tenant build-out from a shell condition.

A high-end build-out, this facility includes a lobby with 13 ft high acoustical drywall ceilings and luxury vinyl tile flooring, a large open ceiling lunchroom featuring suspended fabric wrapped acoustical panels and a mural wall, a wine/espresso bar lounge, open concept office space, private offices, and a training room.

The fully conditioned, humidity-controlled warehouse serves as an assembly area for sensitive electronic products. Additional improvements included installing exterior windows, requiring concrete panel cutting and removal, along with installing the client’s Intelligent Under Vehicle Scanner (IVUS) into the existing concrete pavement.

This complex build-out was delivered within the tight parameters of the tenant’s required schedule.
