Project Overview:

Colchester Land Co., LLC negotiated with our team to complete the build-out for the tenant of this entire four-story 39,900 SF office building located in Lorton, Virginia. Five Guys Burgers & Fries, an award-winning casual dining establishment, wanted to relocate their corporate office from a nearby smaller, older and less attractive space in order to expand their headquarters and enjoy high traffic visibility of their brand on all sides of the new building. Completed in four months, the build-out of this single-tenant space prominently features glass office walls to maximize natural light and scenic views of the Occoquan and Potomac Rivers. The space was designed to create a more open, collaborative office environment while maintaining the working efficiencies of the interdependent departments. The lobby and waiting room mimic a typical Five Guys restaurant with red and white tile, bar-height tables, Freestyle Coke machine and signature peanut boxes. The first floor features brick walls and an interior awning for an “Anytown, USA” street feel. Even the stairwell boasts the registered “Five Guys Red” color and paint on the stair railings and sprinkler pipes.  Work areas offer individual and collaborative work spaces, modern finishes and furniture, exposed ceilings to maximize an open atmosphere, as well as traditional conference rooms and a large training room.



Interior Highlights:

Reflecting the Five Guys brand identity, the interior design brings a unique character to each floor:

  • Inspired by the classic Five Guys aesthetic, the lobby features red and white tile, high-top tables, a Freestyle Coke machine, and signature peanut boxes.
  • First Floor: Brick walls and an interior awning create an “Anytown, USA” street-style atmosphere.
  • Workspaces: Open-concept work areas offer a mix of individual and collaborative spaces, exposed ceilings, traditional conference rooms, and a large training facility.


Project Delivery:

  • Base Building Construction: Completed within nine months.
  • Tenant Build-Out: Met a strict four-month deadline, ensuring a timely and seamless move-in.
